RSV appreciates the fact that every client and every project have a unique set of criteria and requirements. We have several project delivery options to meet a range of distinctive needs:

Design/Build

RSV built its reputation largely in the world of Design/Build for local business owners.

In this process, the Design/Build contractor takes on total responsibility for design, coordinates all of the drawings, submits, tracks and obtains all permits, prepares written scopes of work so that subs have clear direction, and finally guarantees the completion date, cost and quality.

Design/Build is perfect for owner-occupied projects where the owner is busy running their own business. They are usually not professional real estate developers and don't have industry relationships or knowledge of the design and permitting processes. Nevertheless it is their money being spent and they make all final decisions but need to be able to trust their Design/Build contractor to move the project forward on a daily basis.

Construction Management

Construction Management (CM) has all the guarantees of Design/Build with the features that professional real estate investors may need. It allows the CM to sublet construction work to trade subcontractors, with the CM assuming the risk of time, cost and quality, much like the Design/Build process. The end result is a construction contract with a no-change-order guarantee. The latter is what project owners really want in the long run - a company that can guarantee its own performance.

The CM option is a perfect fit for experienced, professional real estate developers. These developers typically have industry relationships and can bring together a group of their consultants and key subcontractors. Plus, experienced real estate developers have the knowledge and ability to create standard details and finishes and are looking for a CM to efficiently manage their project.
