The owner had already bought the land and was planning on using the traditional design, bid, build approach instead of design-build for his project. During the design stage, they encountered severely poor soil conditions, forcing the buildings to be constructed with costly geo-piers. RSV was collaborated with a site work subcontractor to work with the geotechnical consultant focusing on how to mitigate cost impacts per the conditions. Since the project included the construction of two separate buildings, a strategic combination of soil treatment and foundation alternatives were used which saved the client over $300,000. Timing was critical as the owner was paying for lease space and if he failed to vacate by a particular date, he would be faced with a $100,000 penalty. RSV completed the project exactly as promised, substantially under budget and before the client’s deadline.
